Answering Questions About Your Electrical Work
When do I need to rewire my property?
There aren’t any guidelines stating when rewiring projects should be performed, be they full property or fuse board rewires. In short, just because you have old wiring, it doesn’t mean it’s unsafe. Ultimately, many factors affect how much wear and tear your electrical installations suffer. This includes the materials used by original electrical contractors and how the property has been used over the years.
Generally speaking, however, every reputable electrical company recommends carrying out a periodic inspection of owner-occupied properties at least every 10 years. This reduces to 5 years for rented homes.
When utilising this approach, commercial electricians can certify the safety of your electrical work. Of course, we advise remaining vigilant to any changes in performance at your Cobham property too.
As a landlord, do I have any responsibilities regarding electrical work?
Yes, you do. Every landlord must meet a duty of care for their tenants. This ensures electrical systems are in a safe condition when tenants enter the property, and maintaining this condition for the duration of their tenure. These requirements fall under the Landlords and Tenants Act (1985). Should you need any electrical work, such as full property or fuse board rewires, G&R Electrical can help.
As a time-served electrical company, we strongly advise ensuring compliance by using approved electrical contractors. They will conduct an EICR (Electrical Condition Report) for your Cobham property, certifying the safety of your electrical work.
What is Part P and what electrical work does it apply to?
Since January 2005, all electrical installations in dwellings and associated buildings have had to comply with the standards set out in Part P of the Building Regulations. The UK standard is BS 7671:2008. BS 7671 applies to requirements for design, installation, inspection, testing, verification and certification.
For clarity, ‘dwelling’ refers to flats, maisonettes and houses, be they in Cobham or nationwide. Our commercial electricians also need to check these standards for installations in business premises that share an electrical supply with dwellings.
Apart from shared supplies, Part P only applies to domestic electrical work. Needless to say, the electrical contractors at our electrical company perform fuse board rewires, fire alarm installations and much more in full compliance with all relevant standards for performance and safety.
